Frequently Asked Questions
Dampproofing resists moisture vapour and light ground moisture — it is applied to foundations and lower walls to prevent rising damp from travelling upward through masonry. Waterproofing is a heavier-duty treatment designed to resist actual water pressure, making it suitable for flat roofs, basements, water tanks, and areas exposed to standing water or heavy rainfall. In Bulawayo’s climate, most homes need dampproofing at foundation level and waterproofing on flat roof slabs and bathroom wet areas. Tusker Civils assesses each property individually to determine which system applies and where.
Costs vary depending on wall length, severity of the damp, and whether replastering is required. As a general guide, chemical damp-proof course injection along a standard external wall runs between USD 8 and USD 18 per linear metre. Full treatment including hacking off contaminated plaster, injection, and replastering typically ranges from USD 25 to USD 55 per linear metre. A single affected room averages between USD 300 and USD 800 fully treated. Tusker Civils provides free on-site assessments and written quotations before any work begins.
Flat roof waterproofing in Bulawayo is generally priced per square metre. A torch-on bitumen membrane system runs between USD 12 and USD 22 per square metre, while a liquid-applied acrylic or polyurethane coating ranges from USD 8 to USD 16 per square metre depending on the number of coats and surface preparation required. A standard three-bedroom home with a flat roof of 80 to 120 square metres would typically cost between USD 900 and USD 2 200 fully waterproofed. Complex roofs with multiple penetrations, parapet walls, or significant crack repairs will sit at the higher end. Contact Tusker Civils for a site-specific quotation.
A chemical DPC injection for a single affected wall typically takes one day to complete, with a further two to three weeks of drying time before replastering begins. Replastering and finishing adds another two to four days depending on wall area. Full rising damp treatment from start to final paint coat is usually completed within three to four weeks. Flat roof waterproofing on an average home takes two to three days for surface preparation and membrane application, plus a curing period of 24 to 72 hours depending on the product used. Tusker Civils works to a clear schedule communicated to the client before work starts.
The easiest test is the plastic sheet method. Tape a 300mm square piece of plastic flat against the affected wall with all four edges sealed and leave it for 48 hours. If moisture forms on the wall side of the plastic, the damp is coming from within the wall — consistent with rising damp. If moisture forms on the room-facing side, you are dealing with condensation. Rising damp also shows distinctive signs: a horizontal tide mark or stain at the base of the wall, white powdery efflorescence deposits, and plaster that crumbles or blows near skirting board level. Condensation tends to affect upper wall areas and ceilings rather than the base of walls. If you are unsure, Tusker Civils offers professional damp diagnosis as part of its free assessment service.
When carried out correctly, neither process should cause lasting damage to your walls. Chemical DPC injection requires drilling small holes at regular intervals along the mortar course, which are filled and made good after treatment. Contaminated plaster must be removed before replastering — this is not damage but a necessary part of the process, as old salt-laden plaster cannot hold a new finish. On flat roofs, the existing surface is cleaned and prepared before the membrane is applied, and penetrations such as pipes and outlets are detailed carefully to maintain a clean finish. Tusker Civils uses materials and techniques that preserve the integrity of your structure throughout.
A correctly installed chemical damp-proof course carries an expected lifespan of 20 to 30 years under normal conditions. Torch-on bitumen membrane roof waterproofing typically lasts 10 to 15 years before recoating is required, while quality liquid-applied polyurethane systems last 8 to 12 years with annual inspections. Bulawayo’s hot dry summers and concentrated summer rainfall place specific stress on flat roof membranes, making annual post-rainy-season inspections worthwhile. Tusker Civils recommends a simple maintenance inspection each April to catch any minor cracking or membrane lifting before it develops into a costly leak.
